The strategy of listing your home at a higher price and “seeing where the market takes you” or negotiating from there is OLD SCHOOL.

In fact, the past 4 years have been a highly competitive seller’s market where Sellers have a lot of power in the market. This type of market differs from a buyers market where we used to see price reductions, longer days on the market, and the thought that the home will sell below the list price.

In a seller’s market, overpricing a home can lead to these unfavorable consequences:

➡️ Missing a pool of qualified buyers. Buyers looking for a home under a certain amount won’t even consider a home priced higher unless it’s been sitting on the market for a bit.

➡️ Home may not appraise. Appraisers compare your home to other neighboring properties to find a value that the buyer will use for financing. If the home doesn’t appraise at the purchase price, the buyer may not be able to obtain financing.

➡️ Longer days on market: homes today are selling within 3-5 days. If your home is priced too high and doesn’t sell within this time frame, buyers could assume there’s a large, undisclosed defect keeping buyers away from the home. When the right buyer comes along, they will try to negotiate the price a lot farther down than you’d like.
