Knowing you make enough money to pay the monthly payments is just the beginning. After you buy your home, how do you want your finances to look? Creating a budget before buying a home is key to making a smart purchase.

Here's a tip that delays many loan closings. If you can help it, please try to wait before getting a new job, but if you must, please know you will delay your closing. All lenders will want an employment contract but the delay is most lenders also want a copy of your first paycheck as well.

Ask your broker or loan officer for a pre-approval checklist of pre-approval guides to prepare for approval. Collecting the correct income documents, credit statements, and explanations can lead to a fast, stress-free closing.

The closing date is fast approaching, and the excitement is building! Here are 5 Things you should do before moving. They seem small, but not doing these items can make moving into your home a little challenging.

Let your utility bills work for you! Boost your credit score within minutes by adding your utility bills to your credit report. The lender WILL NOT calculate these bills into your monthly debt. Time to get creative!

Paying your bills can be an afterthought until you apply for a loan and you realize your DTI is too high. Remember your DTI consists of what you're currently paying on your credit report and any recurring housing expenses. You can always ask for discounts on your HOI and pay off some credit cards before applying.

As a mortgage lender/loan officer, our goal is to help you achieve your goals and get you the best loan possible. Having a clear understanding and knowing what to expect is key! If I don't have the answer, I will definitely find it!

Finding the right loan is like finding the right mate! The standard loan term is 30 years which is a long commitment...unless you sell it. In today's market, with rates being higher, there is a possibility you could refinance when rates are lower, but in the meantime, make sure your broker has explained to you all the terms and advantages of your new loan.
