Those sites worked when there were new to the market (years ago). They got a lot of clout and scaled like crazy. Now the audience (distressed sellers) is aware of the sales process which is presented to them over and over the same way...
Build trust. Build a brand. Answer their questions, make them feel seen, heard and suddenly you're positioned as a problem solver where as all the others are positioned as transactional...
You'll close more deals than you don't when you find your self in that situation
I used to own and run a PPL company, 5 things I learned that might surprise you and how you can implement some of those strategies to potentially double or triple your inbound warm lead flow
First, let's hit the high level backstory
I got into the digital marketing game after I was sold the idea of "digital real estate"
If you own assets that generate leads, those assets or leads are worth something and someone will pay you for those assets
Sounded good
We built out 75+ sites around the nation. Targeting trades, roofers, fence builders, stuff like that
We figured out how to get GMB's live and rank these sites to generate those leads
One of my problems was I hate cold calling and had done it for nearly 10 years at that point
So I pivoted
I helped a REI make about $450k in about 8 months... blew my mind but knew there was some opportunity there
That person referred a handful of their buddies to work with us and we did similar things for them
At that point I decided to create systems are REIs and to give 100% of my energy understanding this one niche
And being able to duplicate results across markets as best I could
What I've learned after 5+ years going from running a PPL company to providing SEO and PPC for REIs
1. PPL leads will always fall short. When someone calls and seeks information... they land on a page that says "we buy houses city"... no mention of a company, no branding, just generic stuff...
You call that person and then have to present your company for the first time. You have a limited interaction and then have to point them to a separate website or whatever to help build trust...
Not a great look. Doesn't build trust.
That lead landing on a branded asset that build trust, has social proof, educates, etc is 1000% better than the before mentioned path
2. Think of your business like a "franchise" model. Each "office" you open in another area near by gives you another asset...
Another asset = more lead flow
Think about Papa Johns... a different location on each block. Each GMB is attached to the singular website...
This allows them to limit their expenses while multiplying the ranking possibilities for every one of their locations
This is how one of our guys gets as many as 77 inbound leads a month
He owns multiple assets, each asset drives leads and he dominates multiple markets through out his region...
You can do the same
3. SEO leads close at a much higher percentage. Some of our guys closed as much as 75% of the lead flow. This makes sales so much easier
4. No matter how great a PPL site was I built, it always looked like a joke when next to a website that had built a brand, had included social proof, had done all of those things... mine never stood a chance in the long run
5. You can invest 150k over the next 18 months and have an inbound system built out that will allow you to dominate regions and states... very few have the vision to see this but it's exactly what we did with Mat

As I chat with different people every day I hear so many share concern with the uncertainty (market, politics, inflation, whatever it is)
We don't have to sit in that fear or uncertainty
One frame sits in that uncertainty and constantly worries about what will or what wont happen
If this happens then that's going to be the end of life as we know it!!!
It's simply not true. It's not healthy and it's a very limiting place to live life from
It is true, things might not go as well as we like or exactly as we hope but in life things rarely do anyways... no reason to get bent out of shape about it
It's much healthier to sit in a place of peace. A place where we pursue and work and build
Let go of those expectations and control what you can control. Something I try to live my life by is to "measure effort not outcome"
If I am doing everything I can do, that's really all I can ask. I'll make mistakes, as will you. Make the next right decision.

If you're not building a brand you'll never make it long term as a REI.. very few can continue to hunt year after year and sustain
There was another core google update in August focused around content
Google wants to see content that their users find helpful
People want to see a brand they trust
If you aren't putting out content and don't have a brand you aren't going to win against those who do
P.S. to all the guys out pushing chat gpt content, I wish you luck... it's going to age like a deer on the side of the road

You don't stand out from your competition and it's costing you deals every month... Here's the framework for how you can change that 👇👇👇
In business you can do what everyone else is doing or you can look at what most people do and then do the opposite.
What does that look like for REIs and organic marketing?
Right now and in the recent past, we are seeing a ton of people push out generic sites that all look the same.
That doesn't build trust when the seller looks at the next site and it looks the same as the last
What is the opposite of that?
The guys who are focusing on the opposite look more like they are building a brand
And that brand is often focusing on themselves
For a while people were trusting companies and wanting more of that corporate feel
Now people are going back to trusting people
They see a face or a team
And then someone from that team comes and meets them and looks at their property
Suddenly they have a person they know, like and trust
What comes with that is higher closing percentages
And more deals
Look at your marketing, do you look like everyone else or do you have a brand that builds trust with your ideal avatar?
If you don't like the answer, that is a great place to start
The next part of this is what that actually looks like in terms of ROI and success for your business
We have guys who are driving 1500+ searches a month to their website of BRANDED search
That means people in their market are searching for X company + high buyer intent keyword
That is the best of both worlds
Those leads are going to close at a much higher rate
How would your business change if you had thousands of people over the next year who have a problem (they need to sell their house) and they are looking to you to solve that problem for them?
I'd argue that its a game changer
And I'd argue that bc the guys we work with who are doing that have completely changed their business
This could be you in 12 months...
One of the guys I was chatting with last week said, "Everything I hear about SEO is negative... That's a good thing for me because it scares people off and has less competition."
This dude is going to succeed.
He's going to get SEO leads and he's going to get the fat 50k spreads he is pursuing.
What do y'all think about SEO?
Have you really looked at what you believe and questioned those beliefs to see if they hold water?
Let's look at some common beliefs and consider different frames
1. SEO Takes Time
a. SEO takes too long. It's a waste of money bc I won't get any return for who knows how long
b. SEO is an investment into your brand and helps increase margins for every other marketing channel. If getting to the top of Google was as easy as getting a list, we'd have the same crap going on as we do with mailers and texting lists.
High barrier to entry ensures that the people at the top of google WILL ALWAYS have access to the best, most profitable deals.
2. Do I need an agency, can I do it myself?
a. With this thought, there are two common paths... drop 15-25k and invest in a program. Spend hundreds of hours figuring out SEO, website builders, and everything. Spend 15 hours a week completing all the tasks needed.
Or... piece together different cheap providers and play project manager. The issue with this is simple, let's look at an example.
You're building a house. I tell you in passing that I used to own a roofing company and have experience working with subs. You decide that I can help with the roof. When we get to the build, the subs are working on laying the plumbing. You come to me with an emergency and ask some questions around the plumbing.
IDK bro... that's not my lane. Many people want to piece different providers together but don't understand how to dot the i's and cross the t's in regards to SEO.
b. Hand it to an agency that does it all and does it well. They hand it back done and done right.
