It’s been a busy week but can’t let it end without sharing this one!

Meet Jack & Katie! I love their home search journey, not just because they’re such wonderful people, but also because it’s a great example and reminder to other first time buyers out there that it’s OK to take your time, change your approach, and buy LESS than what you can afford.

They originally started their home search about a year ago with a pre approval worth double what they ended up purchasing. Why? Although they could manage the down payment and monthly mortgage, they decided instead of looking for the perfect home they would rather buy something a little smaller and in need of renovation so they could improve the value, enjoy it for a bit and then sale or rent… and do it again!

We found them a great house in an excellent location and won it over multiple offers! With our trusted inspector who provided alllll the details on the condition of the home and a great lender who got them clear to close in just 8 days, Jack and Katie had the keys in 2.5 weeks!

Moral of the story: don’t go at it alone! ➡️ Team up with a Lender who will get creative with loan options and provide the hard numbers on various homes and pricing scenarios. This will help you decide exactly what you’re comfortable spending and narrow your focus to homes available in your budget. ➡️ Work with a Realtor who knows the process well and keeps a pulse on the current market so you don’t miss an opportunity to negotiate and are well protected throughout the purchase. ➡️ Don’t skip the inspection! A great inspector will provide a thorough report with full details on the systems and condition of the home so you know exactly what you’re buying. ➡️ And maybe most important, know that it’s okay to change your mind! Adjust your ‘must haves’, tweak your budget, explore different neighborhoods. There are so many options out there and no one right answer - find the home that makes sense for your budget and makes you feel excited to make the move! ✨

Earlier this week HUD announced a reduction in mortgage insurance premiums.

At Hudson Mortgage Solutions we can now take advantage of the lower MI premiums on FHA loans closing after 2/27!

Not all lenders can honor this reduction now but ours can - thanks !

This 30 bps reduction equates to $25 saved monthly for every $100k in loan size. (e.g. $200k = $50, $300k = $75, $400k = $100, $500k = $125)
