A common mistake I see new homebuyers make is skipping the mortgage pre-approval process.
What is a mortgage pre-approval?
This is the process where a Morgage Loan Originator (that's me!) evaluates your financial information and determines the maximum loan amount you may qualify for.
This involves a thorough analysis of your income, credit/debt, and assets/savings.
Benefits of a pre-approval:
1. Knowing your budget - this helps you understand how much you can afford and prevent you from wasting time looking at homes outside of your price range.
2. Credibility with Sellers/Realtors - having a PA demonstrates that you are a serious buyer who is financially capable and ready to purchase a home which Sellers often prefer.
3. Faster Closing Process - PA can expedite the closing process since much of the mortgage paperwork has already been completed.
Pre-approvals typically are good for 90 days. I encourage anyone looking to purchase a home in the upcoming months to reach out to me, your Go-To MLO, to start a free consultation.

Understanding the Total Cost of a Mortgage for new home buyers based on an average price of $350k.
Upfront Costs:
Earnest Deposit - this cost can range and is negotiable but typically an average of 1% of the purchase price so in this case, $3,500.
Appraisal and/or inspections can also range and combine upwards to $1,000 or more.
You can expect to pay anywhere between $3k-$5k at the beginning of your home loan process.
At the end of the home loan process, aka "closing", you can expect to pay the rest of the costs/fees associated with the loan as follows:
1. Down Payment (3-5% for primary home) $10,500-$17,500.
Keep in mind your Earnest Deposit is deducted from this amount.
2. Closing Costs (2-5% of the loan amount) this number can range based on several factors so anywhere from $7,000-$17,000 so let's say an avg of $12k.
3. Pepaids & Escrow - this is a big one most people do not consider. When you buy a home, it needs homeowners insurance and you are required to pay the entire 1st year's premium on or before closing. As well as a few extra months for insurance premiums and property taxes to start your escrow account. You're looking at a good $2k-$3k+.
In total, approx. $20k on the low end upwards to $30k+ due at closing.
You can also have your realtor negotiate Seller Concessions. On a Conventional loan, sellers can contribute up to 3% of purchase price and up to 6% on FHA loans.
