Our roots in real estate grew through flipping houses, beginning in 2014. Scaling to the point of 20-23 deals per year, until we tested the waters of new construction in 2018. Now, we do small to mid-size development work, build single family homes and are actively growing the commercial asset side of our real estate investing portfolio. Making traction. In our office, we have three framed maps, mounted on pushpin boards: one for Raleigh, one for Durham, and one for Cary. Each wooden pushpin represents a door - or several doors. It's a small way to represent each step we make towards our target of 1000 doors by 2030. A door may be one individual flip, a small development project producing 13 doors or a large project to create 90. So far, we are on track to achieve or surpass this goal!
Tii's mission is to provide best in class real estate offerings, establish marketplace authority, and inspire others through ambition and community care.

Hi! 👋🏻 Katie here.... In light of Fathers Day weekend ahead, I wanted to take up a bit of space on our feed to recognize some important fathers in our company and family. Not everyone holds the privilege of having a father figure who loves and leads sacrificially, which makes me all the more grateful for these men.

Uriah and I try to make it to at least one conference per year. But this year was special because I got to attend the The Real Estate Investher Conference on my own!
It was a truly unique experience - one that I won't forget.

Tii & AG Homes ( AG Homes ) had a team-building event a few days ago at the Durham Bulls Baseball Club ballpark! Rain storms threatened our plans, but we made the most of it and played a little game - a scavenger hunt!
We divided into groups and each group had to get a picture or video doing certain things and the first to finish received a cash prize!
Here are just *some* of the things we had to document:
"Get the autograph of a police officer or security guard"
"Take a picture with the mascot"
"Make the shape of a letter"
"Give a stranger an air high-five"

If you are buying a home from a contracted community, such as a single-family home, you will most likely need to become a member of a homeowners association (HOA).
The rules of the HOA community known as the Declaration of Covenants, Conditions, and Restrictions (CC&Rs) will then apply to you.
CC&Rs typically include restrictions and requirements on:
- Property maintenance
- The decorating of your home
- Household pets
- Vehicle parking
- And the storage of garbage cans/other unsightly items
If you violate the CC&Rs the penalties you face could be:
- Paying a fine
- Suspended from using the common facilities
- The HOA visiting your property, to fix the issue, and bill you for it

Smart buys are crucial in an elevated housing market.
Fifty-three percent of real estate investors say they’ve lost money on projects, according to the Q1 2022 Real Estate Investor Survey released by Kiavi, a provider of financing to real estate investors.
They cite hidden issues with properties that they weren’t aware of when they made their purchase as the main reason for losing money.

A property listed as contingent means the seller has accepted an offer, but they’ve chosen to keep the listing active in case certain contingencies aren’t met by the prospective buyer.
If a property is pending, the provisions on a contingent property were successfully met and the sale is being processed.
There are several common contingencies that many home buyers include with their offers to purchase. They might include a home inspection contingency, financing contingency, or appraisal contingency, among others.

Gen Z is the first generation to have grown up with smartphones and social media as part of daily life, and they seek financial information in online videos; YouTube being their top source for consuming financial information.
Young investors are particularly interested in emerging financial technology, with about a quarter of Gen Z investors owning both cryptocurrencies and stocks, and one in ten owning NFTs.
While they may have significant involvement in this market, Gen Z investors admit that cryptocurrency is at the bottom of the list of their financial knowledge.
The second biggest concern, and the one skill they would like to learn, is paying taxes, followed by saving, borrowing, and managing debt.
Gen Z is far ahead of previous generations in terms of their financial literacy and maybe moving too quickly and too much on their own.
