Many people panic when they hear the Fed has increased the rate again. They think that the Federal Reserve controls mortgage rates.

The Fed only controls short-term interest rates and has been raising short-term rates throughout the year to combat inflation. Mortgage rates are long-term (think 30 years).

This chart demonstrates the effect the Fed hikes have on mortgage rates. The rates have actually dropped in the weeks following each of the last 3 Fed rate hikes.

Mortgage rates are up this year because of record inflation. When the Fed raises short-term rates to combat this, mortgage rates tend to react positively.
