Pre-approval is a lender’s commitment to lend you a certain amount of money for a home purchase, based on your financial health.
This also gives you direction with purchasing a home. It will give you an idea of what the interest rate could be, the maximum amount you could borrow for a home, and gives you a budget.
Having a Pre-Approval is the first step before we start looking to find the right home for you.

Buying your first home is an exciting process, but it can also be overwhelming. Here’s a breakdown of five essential steps to help guide you through the process:
1. Assess Your Finances and Get Pre-Approved
Review your savings, check your credit score, and determine how much you can afford. Meet with a lender to get pre-approved for a mortgage, which will give you an idea of the loan amount you qualify for.
2. Research and Choose a Location
Think about where you want to live. Consider factors like proximity to work, schools, public transportation, and the overall lifestyle the neighborhood offers. Research housing market trends and prices in the area.
3. Hire a Real Estate Agent
An experienced agent can help you find homes that meet your criteria, guide you through the process, and negotiate on your behalf. Make sure to choose an agent familiar with the area you’re interested in.
4. Start House Hunting and Make an Offer
Attend open houses, schedule viewings, and consider what works for you in terms of size, layout, and condition of the home. Once you find a property you love, your agent will help you craft a competitive offer.
5. Conduct Inspections and Close the Deal
After your offer is accepted, schedule a home inspection to uncover any potential issues. Once the inspection is complete and financing is in place, you’ll move toward closing, where you’ll sign all necessary documents and get the keys to your new home.

Get a pre-approval. Show that you either A) have the funds to purchase, or B) can be pre-approved for a loan.
This also gives you a budget. You know how much house you can afford and narrows your search. This way you’re not looking at homes that are too far above your price point.

A covered deck or an uncovered deck?
This was something I didn’t think about with our house. We have a beautiful back deck that is hardly ever used. Why? Because the sun beats down on it from every angle during summer. During summer it is hot and miserable. It was an oversight with our house. We didn’t look at the direction of the sun and how it would be hitting our house.
My parents home started with an uncovered deck. It later became covered and is now used daily.

💦 Pool or No Pool
Is this something that is a must for you?
We started without a pool, but after a few years, put in a pool at our house. It is something our kiddos look forward to every summer. But it takes a decent amount of work to keep it cleaned out and maintained.
Where do you stand? Is this something you would be looking for in your next home?
Summer break can be hard. Kids get bored with being at the house. Here are a couple things in Richmond that my kids love doing during the summer!
1) Kids bowl free! This is something we have done for several years. It is offered nationwide and you can check on the website which places participate in your area. It gives the kids (15 & under) 2 FREE games each week. You just have to pay the cost of the shoe rental.

2) Cinemark Summer Movie Clubhouse. This starts June 10th - August 15th. Not all location participate. In Richmond, it is offered at 10AM on Wednesdays. It is older kid movies being played at the theater for $1.75 a ticket! Click the link for more details.

3) The Public Library. On top of their summer reading program, they offer a variety of activities throughout the week for your kiddos to participate in.
