Mike Fratantoni, SVP and Chief Economist, MBA:
“Mortgage rates are now at their lowest level since September 2022, and about a percentage point below the peak mortgage rate last fall. As we enter the beginning of the spring buying season, lower mortgage rates and more homes on the market will help affordability for first-time homebuyers.”

Lawrence Yun, Chief Economist, National Association of Realtors (NAR):
“The upcoming months should see a return of buyers, as mortgage rates appear to have already peaked and have been coming down since mid-November.”

Thomas LaSalvia, Senior Economist, Moody’s Analytics:

That was fast. Congratulations to my client, John, for accepting an offer and opening escrow!

WHAT HAPPENS NEXT? When a Seller accepts an offer, after any necessary negotiations have taken place, it's time for escrow. I pre-opened escrow for my client to save time though it has other benefits for Sellers. But that's for another time.

Now that escrow has been opened, there is a lot going on behind the scenes between the agents as well as for the Buyers; this is when the Buyers makes their deposit into escrow and inspections take place.

There is not a lot for the Seller to do right now other than accommodate these inspections if they're still living in the home and to also prepare for their own upcoming move.

As listing agents, we know that this is a stressful and sometimes highly emotional time for the Sellers, our clients. Rest assured, we have the compassion, skills, and resources to assist. We want to make this as easy for you as possible.

We spend a lot of time with our Clients; meeting with them in-person, talking on the phone basically every day, and especially texting. I come to truly care about not only the Client experience but the Clients themselves. They are my priority., that's for sure.

If you’re thinking about making a move, you probably want to know what’s going to happen to home prices for the rest of the year. While experts say price growth will moderate due to the shifting market, ongoing appreciation is expected.

That means home prices won’t fall. Here’s a look at two key reasons experts forecast continued price growth: supply and demand

Odeta Kushi, Deputy Chief Economist at First American, explains:
“. . . millennials continue to transition to their prime home-buying age and will remain the driving force in potential homeownership demand in the years ahead.”

That combination of millennial demand and low housing supply continues to put upward pressure on home prices.

As Bankrate says:
“After all, supplies of homes for sale remain near record lows. And while a jump in mortgage rates has dampened demand somewhat, demand still outpaces supply, thanks to a combination of little new construction and strong household formation by large numbers of millennials.”

WHAT THIS MEANS FOR HOME VALUES
If you’re worried home values will fall, rest assured that experts forecast ongoing home price appreciation thanks to the lingering imbalance of supply and demand. That means home prices won’t decline.

BOTTOM LINE
Based on today’s factors driving supply and demand, experts project home price appreciation will continue. It’ll just happen at a more moderate pace as the housing market continues its shift back toward pre-pandemic levels.
