Here's the median sale price in Sacramento with August in black. At this time of year it's normal to see seasonal price softening. Part of this has to do with lower demand from the spring, but it's also about smaller homes selling. Any thoughts?

Getting into contract? In Sacramento, 24% of pendings in September got into contract in less than one week. 40% in less than 2 weeks. In short, some stuff is going fast. Yet, it's no longer lightning speed like 2021. And if you aren't priced right, buyers are really turned off. Any thoughts?
