Coming off an exciting Housing California conference, the team at Mogavero is inspired by the work being done throughout the state to create affordable housing!

We are particularly proud of our city of Sacramento as we lead the charge in overcoming barriers to affordable housing with a proactive "more of everything" approach. By removing politics from the approval process and embracing a streamlined approach, Sacramento is experiencing a surge in housing construction.

We are sad to announce the recent passing of our dear partner of more than 30 years, Michael Notestine. Mike was a native of Northern California.

He served in the Air Force guarding ICBM silos in North Dakota where he met the love of his life, Kathy Moen. After military service, marriage to Kathy, and Planning School, Mike spent several years at the Sacramento Housing and Redevelopment Agency (SHRA).

In the late 1980s, Mike went into private planning practice. Shortly thereafter, he sought out help with the urban design element for a Master Plan for Downtown Roseville. This endeavor led to the formation of a partnership with Craig Stradley and David Mogavero in 1990.

For over 25 years, Mike provided planning services to many Northern California communities. His work shaped places throughout the region including Bakersfield, Visalia, Chico, Willits, Grass Valley, Locke, Redding, San Rafael, Woodland, Yuba City, in Sacramento for Central City Urban Design, the R Street Corridor, Oak Park, Fair Oaks and Antelope/North Sacramento. This work was nearly always for redevelopment of existing neighborhoods, downtowns, and broader existing communities and often involved large, charette-style community engagements.

Mike was also an avid participant in the well-being of his community. This was most significantly manifested with his tenure for 21 years on the Sacramento City Planning Commission where he gained the respect of staff, elected officials, his Commissioner peers, and the real estate community for his balanced and thoughtful leadership. Perhaps most importantly, Mike was the emotional mainstay of our practice and many community-wide debates for all those years.

Mike was diagnosed with lung cancer in 2010. With Kathy by his side, he fought it bravely - ultimately extending his life many years longer than his initial prognosis.

Calm, wise, and always kind and caring for all of us. He inspired us all to be our best selves. We love him and will miss him dearly.

Kathy and her family will be holding a celebration of Mike’s life in late February. If you are interested in attending, please inquire with us via direct message. We are eager to celebrate Mike’s impact with the people who knew and loved him.

Powerful testimonies like these, directly from the residents that occupy spaces we have designed, are a perfect example of why we do what we do. Michael Ryan, a resident of Lavender Courtyard, beautifully states:

“I can change how I appear to others as necessary, and sometimes I just do it without thinking — it’s self-preservation, but it’s nice to be able to be out, to be who you are.”

Creating safe, comfortable, efficient buildings for folks to exist and thrive in is at the core of the work that we do.

Lavender Courtyard by Mutual Housing California was completed in Summer of 2022 and is now home to 52 households of residents aged 62 and over. It is the first LGBTQ+ welcoming senior affordable housing development in Sacramento.

Here’s a behind-the-scenes look at the design process behind one of our award-winning projects, Capitol Yards. The 207-unit market rate complex was honored with the Best in American Living Platinum award in 2016 for its design including this dynamic clubhouse building. It contains the property’s leasing offices, a lounge, kitchen, gym, business center, meeting rooms, and other residential community amenities.

Joanna’s work with affordable housing endeavors, ULI Sacramento, and her community engagement efforts in the Meadowview neighborhood of Sacramento were all cited as reasons why she made the cut. Thank you for making Sacramento a better place, Jo! We are so proud.

Some more great progress shots of Cashin’s Field in Nevada City. Located at 170 Ridge Road, this Central California Housing Corporation development will bring 51 units of one, two, and three bedroom affordable housing to the area. All units are designated for residents earning a household income of 30-60% AMI, with ten percent of the units reserved for those classified as “extremely low-income.” Community amenities will include picnic areas, a clubhouse, and onsite laundry facilities.

What an honor it is to finally announce the upcoming groundbreaking ceremony for Fair Haven Commons, a new 72-unit affordable multifamily development in . This project was designed using feedback and input from neighbors and stakeholders during a series of community workshops in 2019. While this in-person groundbreaking event is limited to invitation only due to COVID-19 restrictions, be sure to stay tuned for news and updates about Fair Haven Commons!

Main Street Plaza is a mixed use, affordable multifamily project located on an active corner in Roseville’s Old Town neighborhood, just northwest of downtown. Aimed at revitalizing the Old Town and downtown areas of Roseville, the community fills a vacant lot formerly occupied by the Roseville Hotel and provides much needed housing and new retail opportunities to the area. Two 4-story buildings include 65 residences, offices, and 3,000 square feet of retail space. The one-, two-, and three-bedroom apartments continue to address the City of Roseville’s plan to increase affordable housing for the local workforce, and includes units designated specifically for veterans.
