Big things are happening at River Park Plaza in St. Paul. Suntide began managing the 8-story, Class A office building in the summer of 2023. Since then, the Suntide team has taken on a rigorous interior design, construction, and leasing program to showcase the property’s amenities to prospective tenants.

First, the elevator lobby will be opened to improve wayfinding. An updated color palette will be applied to brighten up the space and complement the existing granite. As a tribute to the property’s location along the river, projection mapping will be used to mimic reflections of light on water.

The second big change will be the construction of a 7th floor sky lounge. One of the best characteristics of River Park Plaza is its amazing views of the St. Paul skyline. Suntide plans to capitalize on this feature by constructing a lounge where tenants can enjoy the view, both indoors and outdoors, depending on the season. There will be abundant seating options including a serpentine couch, high top tables, hospitality area, and huddle spaces. Large glass doors will open onto a rooftop deck featuring outdoor seating, native plants, and granite walkways.

All in a day’s work! Kevin Peck and Jeff Hart, CCIM met with architectural photographer Tyler McNair about a photoshoot a Court International in St. Paul. The trio toured several of the move-in-ready spaces to be photographed using Matterport technology. The shoot will create a 3D walkthrough for prospective clients who want to view the spaces virtually.

Today was an exciting day for the Suntide construction team who wrapped up a tenant improvement project inside the Court International building. Minnesota Association of Community Health Centers - MNACHC will be moving in later this week, and we’re excited to have them! This project included the construction of private offices, kitchenette, conference room, new paint, and new flooring. The reception area also features a large branding wall which will welcome visitors as they arrive.

Last week the Suntide team, along with Archimea Interior Design Services, held our holiday party at Game Show Battle Rooms - Minneapolis. What a hoot! It was an ugly sweater party, so everyone arrived wearing their ugliest holiday sweater. Then we split into teams and played television games such as Survey Battles, Spin the Wheel, Tic-Tac-Toe, and Name That Cost. Afterwards we enjoyed a delicious lunch at Kip's Irish Pub. It was a great way to wrap up the year, say thanks, and enjoy a few laughs. Thanks, everyone, for coming!

Here’s a fun story. The Suntide construction team has been remodeling Suite 211 in Court International to get it ready for new tenants. During the renovation process, team member Isaiah was tearing out some drywall. And what did he find? The back side to the freight elevator!

As you know, Court International was originally constructed in 1915 as a warehouse for the Overland Stoves Company. In 1928, Court was purchased by The International Harvester Company of Chicago and used for the sale and distribution of tractors. The freight elevator was used to move manufacturing parts throughout the building.

“We use the building’s freight elevator,” says Kristyn Secaur, Director of Construction Services. “But it was fun to find the backside which was sealed off in the 1980s when the building was converted into an office building.”

Although it will remain sealed, Suntide has no plans to cover up the large, steel door. Part of the renovation process has been uncovering the building’s original so that future generation can experience its rich history.

We wanted to give you a sneak peek of a project our construction team has been working on the past few weeks. This is the interior of “Compass Academy,” a new public charter school being constructed off Lyndale Avenue in Bloomington. The project started with a warehouse/industrial building which is being converted into a 37,000 SF elementary school – a huge undertaking.

As general contractor on this project, Suntide not only constructed sidewalks, parking lots, bus lanes, and gutters, but the interior as well; classrooms, restrooms, gymnasium, and several offices. All these spaces included the installation of carpet, paint, plumbing, and fixtures.

Shout out to Kevin Peck for facilitating the lease and permitting requirements on this project.

Anthony Place is a 30,000 SF office property in St. Anthony, and the Kennedy Building is a 50,000 SF office property in Northeast Minneapolis. Both offer easy access to The Quarry shopping center and 35W. Suntide will be handling property management, accounting, and maintenance for the ownership.

Suntide’s office move is almost done and so far we are loving our new location in Suite 305-S. The Court International building has large, east-facing windows which give our team a spectacular view of the St. Paul skyline. But there is much work left to do. We still need to hang art on the walls and unpack several boxes. Some of our employees are working at temporary stations. Also, the Suntide team is building out a new break room and production area. We are expecting everything to be done and cleaned up by next week. Stay tuned!

The ideal candidate will have at least 5 years’ experience in property management, be a self-starter, have excellent communication skills, be proficient with Word, Xcel, and Outlook, and have a valid driver’s license.
