Just Funded this VA jumbo cash out loan to 93% at $1,325,700. After our client was denied by other lenders, we were able to give him a rate, over half a point lower than he was offered, while also providing him a lower term via an exception through our strong partnership with the nation’s largest wholesale lender. There’s nothing more satisfying than being able to take great care of our vets with the best pricing and products available. 🇺🇸

This deal was challenging! It was the first offer submitted for this incredibly special family. They were in love with the vaulted ceilings, natural light and prime Golden Hill + South Park location. It was perfect for them. However, once we got into escrow, we had some challenges. Condos are some of the toughest to finance right now. Whether it is challenges with insurance, the questionnaire or budgets, there can be many variables which can affect financing. And this unit, had it all. This particular complex is very small and self run. They also had a negative budget and both the listing agent and the seller thought that we would not be able to get conventional financing with 5% down because of this. But I never give up. And after 2.5 weeks, I was able to get in touch with the HOA President who was able to authorize an updated 2024 budget with a positive number. With 4 days left to spare in the original escrow period, we were on our way to close on time!! After almost 3 weeks of uncertainty, I was able to tell these first time home buyers, that yes, they were in fact buying this home and closing in just a couple of days! Congrats to all parties! We were so happy to be able to pass keys to you and your family!

We funded this Jumbo Cash Out deal last month with a rate of 6.375% on a 30yr fixed. Our clients were able to pull out over $550k with plenty of room to spare. We have some great jumbo products with incredible pricing, especially for those that are self employed. These deals move just as quick as traditional financing with guidelines to suit a variety of needs. Congrats to these long time clients and friends of ours!

We closed out on this jumbo loan last month in 7 days as part of a concurrent sale. These buyers were able to secure this Point Loma property while competing with multiple offers including cash, due to our guaranteed 7 day close. These buyers also took advantage of our low 30yr rates which rivaled other lenders, including those who were offering ARMs. Congrats to these buyers who were able to move quickly and take advantage of our incredible jumbo financing program.

Fannie Mae and Freddie Mac, who guarantee the majority of mortgages made in the US, announced today that while they are aware of the NAR proposed settlement agreement, they will not be making any changes to their selling guide.

However they wanted to clarify that they will continue to allow sellers to credit buyers 2-9% of the purchase price towards their closing costs, depending on the loan scenario, as well as any other fees that are customarily paid for by the seller, such as buyer agent fees.

FHA and VA have not made their own announcements yet but it wouldn’t surprise me if they take a similar stance.��If you have any questions regarding the NAR Settlement and how it may relate to your real estate or lending situation, please don’t hesitate to reach out.

With Interest rates on the rise this past week, it has some buyers second guessing their next real estate move. ��📊 This chart is a great illustration, showing the year-by-year appreciation of a $100,000 home over a decade. Since 1942, there's only been one instance of a 10-year decline in home value, during the peak of the housing bubble in 2006.

🏡 We've compared today's housing market to that of 2006 many times. Back then, there was a surplus of homes but a shortage of buyers. Today, it's the reverse: a scarcity of homes and a surplus of buyers.

🚀 Despite the volatility of rates, anticipate continued housing gains well into the foreseeable future.

Closed out on this solar heated, salt water pool home in Rancho Penasquitos for $1.495m exceeding the last highest comp by almost $100k during a time when rates were peaking. Property came with plans for a 1200sf ADU to install behind the pool, perfect for in laws or extra income. Have you heard of an “asset depletion” loan or using “assets as income”? Yes, you can use your assets as income to qualify for a standard conventional loan backed by Fannie or Freddie. I was introduced to these borrowers who had several streams of income including business income, interest and dividend income but also assets to use as income. After shopping for home loans and being told they would only qualify for a 9.5% non qm loan, we had them approved for a standard conventional loan utilizing all of their types of income at 6.477%, saving them almost $2k/mo in payment! Three weeks later, they closed on their dream home, next to their grandkids and are dreaming of sunny days swimming in their pool with their family. Congrats to these happy grandparents and all parties involved!

Ended 2023 closing on this bungalow, sitting on a canyon in Azalea Park for our Out-Of-State seller. We had multiple offers on this one with the winning bidder, willing to pay $19k over the appraised value and accepting the property as-is. It was the perfect offer for this seller who was working on a 1031 exchange with his unplug property already identified. We assisted in prepping the home for sale which included interior and exterior repairs, paint and landscape work. Huge congrats to these repeat clients. Excited to see them grow their portfolio throughout the US. Sold at $694,000.

💥Here’s a quick way to see how much of a house you can afford with just 5% down, based on your gross monthly or yearly income. You can see on the second slide, when we looked at this in early September when rates were at 7.25% (before the jump to 8%). As you move further down the chart, you can see that affordability changed by up to $50k in purchase price just from the 0.625% change in rates.

🔺These examples are all based on a 5% down payment on a conventional loan along with today’s national average rate of 6.625%.
