The Real Estate market has really woken up the last 48hours. Don't believe me? Showed a home yesterday, had a few conversations for a Project I have been working on, 10pm more real estate work. Woke up to a different person texting me at 230am, (Thankfully my alarm had already gone off). And back at it at 7am.Real Estate is round the clock 365.

The last few months I have had to take a step back and reset. I have made changes, such as moving office; taken time off to spend time with family, and learning to time manage better. This fall my family was hit hard with illness, and my pregnancy has been difficult. I had to cut back on Real Estate to take care of my family and myself better. My family is they key reason why I sell real estate. I love being home with them when needed, attending sports events, helping with homework or snuggling on the couch watching movies. Real Estate fulfills the needs I have as a mom to serve people, have a career, as well as be a Mom of almost 7 kids. I absolutely love it.
YES! And I will continue to do so even after baby is born in April just like I have the last few babies.

Here is an updated market report for Darrington, WA. The past 90 days there have been 9 sales. each of these sales have taken longer to sell but we saw an influx in sales once the interest rates began to come back down. Currently we are seeing FHA and VA in the 6.4's and Conventional 30 year closer to 6.8's. We are hoping for them to continue to come down during the new year, however we don't expect them to dip below the 6%.

The good news is that we are seeing some good deals out there as people are just off loading extra properties and needing them to move. There are some good opportunities to get into these properties and refinance in the future when rates come down more.

Life is constantly changing and sometimes you have to make a move when needs and wants change. With our family growing and goals changing it was time to get back to my hometown roots, values, and have an office that is centrally located and closer to my client base. I look forward to being both in the office (located in Stanwood right next to Bank of America) while still living and serving Darrington and other small mountain towns.

What a whirl wind of a transaction this was. I was first contacted over a year ago by Kya for a very specific type home. We didn't find it last year but a few weeks ago she contacted me about a home in Marblemount that she absolutely though she had to have. I was able to drop everything and meet her at the gate within 45minutes. We wrote and offer and had it accepted. So excited to see how they make this home their own.

Patience has paid off. My buyer has been looking for over a year now. An opportunity came up to view this property. We dropped everything for that evening and were able to view this home within an hour. We spent a lot of time talking with the owner of the property who showed us around the 5 acres plus common areas. Asking questions about the home and finding out what he was looking for in an offer. Offer written and negotiations back and forth we were able to secure a counter offer which was signed and brought us into contract. We look forward to a quick and seamless transaction.

What a whirl wind the past few months have been. The real estate market has seen its twists and turns and has become as hot as last summer. Interest rates have been holding steady and more and more buyer incentives are being offered by lenders. I am constantly researching the Vacant land, Residential, and Commercial Real Estate industry in Darrington. Darrington is unique in that listing agents have to intentionally seek out buyers and investors that would be interested in town. In many cases listing the property on the NWMLS is not enough to reach enough qualified and motivated buyers to get multiple offers. Eye catching marketing, reaching out to different hobbies, groups and industries is key. Darrington has a lot to offer.

Hope you are having a great week and have some fun plans with weekend. Darrington is seeing an increase in activity of the housing market these past 2 weeks. Homes are selling on average 99% of original list price.

Summer has arrived in Darrington and so have the people. Even though I do love the quiet little town we get to enjoy year-round it is nice having additional events going on during summer. The increase in people helps make it a great time to gain maximum exposure to your home that is listed. It might not be the person driving buy the home, however it could be one of their 100 closest friends.

Wow, it is like someone flipped the switch and the housing market is on fire once again. We are seeing homes priced correctly going into contract with multiple offers within a few days. If you are in the market for a new home, now is just as good of time as any to buy or sell. Just remember that we never know what the interest rates will be doing. Yes, they are higher than they have been in the past several years, however they are still low considering what they were historically. The good news is that if you were to buy now and the interest rates fall in the future, you have the opportunity to refinance for a better rate. If you need to make a move it still is a great time do so. Let me help you make the move.

Spring has arrived and so has the housing market. The one thing that is missing is homes on the market. Currently there are 4 homes on the market. In a town that is the size of Darrington a healthy market is one with 10 homes listed. Fewer homes = less choice for buyers. It DOES NOT create a Sell/ Demand culture and does not raise prices. If anything, the homes sitting on the market is causing the home prices to stay steady or decrease. Currently the homes that are on the market have been on for a while for one reason or another. It is a direct reflection on price/ preparation/ and marketing. All 3 of these things are critical for a successful sale.

With this being said, homes that are listed correctly are selling quickly, those that aren't supported by our current market are not.

One other note, it is very difficult to sell For Sale By Owners right now in Darrington and get market value.

Because I switched offices the day I closed on my Whitehorse property I can't post a sold photo. However I am able to post these wonderful flowers that my seller surprised me with. This week, I dove deeper into the numbers behind the active, pending and sold listings. I not only looked at list price but also the average price per square foot of each home. In the last 30 days homes sold for an avg. cost of $205.70 per sqf. Pending homes were listed at an averge of $257.55 per sqf. Current active homes have an average listing price of $372.00.

With these prices in mind, I dove deeper into condition of homes to see what the active new build homes sqf cost was. It was $312. I truely love looking at the data and educating myself in what our local (Darrington) market is doing.

When pricing a home in Darrington there are several things to consider.
1: Condition of home
2: Square footage of home
3: Size of lot
4: In town or out of town:
5: Location
