🌟 Hometown Hero Spotlight: Delores Goldsby 🌟

Delores Montgomery Goldsby has been working for Multnomah County Elections for the last 20+ years, which has been an opportunity for her to be a small part of a family legacy to ensure a free and fair election for every Oregonian and ensure their right to vote.

Delores is the granddaughter of Mrs. Elra Johnson, a prominent leader of the Mississippi Freedom Party and Civil Rights Movement of the 1960s in Jackson, Mississippi, so a commitment to ensuring voting rights for everyone runs in her blood.

Over her 20+ years of service, she has supported nearly every task in the process of conducting elections and helped Multnomah County Elections run free and fair elections.

We’re thrilled to join forces with the Portland Trail Blazers to honor and celebrate our Hometown Heroes again this season!

We’re excited to recognize the outstanding contributions made by individuals and their families to our communities.

🌟 Hometown Hero Spotlight: Guadalupe Guajardo🌟

After retiring from 30 years as a senior consultant with the Nonprofit Association of Oregon, Guadalupe Guajardo has involved herself in the statewide life of Oregon’s increasingly diverse communities.

In 2013, Guadalupe established LACE (Latinas Associates for Collaborative Engagement) an organization that brings together professional bilingual, bicultural Latinas to meet Oregon’s statewide nonprofit needs.

When she’s not doing humanitarian work on the US-Mexico border, she’s working in her own backyard with Interfaith Movement for Immigrant and Refugee Justice.

Guadalupe serves on the Board of Directors for Youth Villages of Oregon: a force for families which makes sure that youth who age out of foster care have the skills to be successful in society.

She serves as a patient partner with Kaiser Permanente to make sure medically underserved populations get their medical needs met.

She’s able to make a positive difference everywhere she goes: As a woman religious with the Holy Name Sisters, as a mixed heritage woman, le***an identified, and as a wise elder woman.

🚨 Rate Watch! 🚨 Last week, the 30-year fixed-rate mortgage dropped to its lowest point in two years, and more homeowners are taking advantage of refinancing opportunities to reduce their monthly payments. At the same time, some prospective homebuyers are holding off, waiting to see if rates dip further as more economic data is expected in the coming weeks (Source: Freddie Mac).

Stocks and mortgage bonds are down after a stronger-than-expected ADP Employment Report. The report showed 143,000 jobs were created in September, above estimates of 120,000, with August’s numbers revised slightly higher. Wage growth also slowed, particularly for job changers (Source: MBS Highway).

Annual pay increases for those staying in their jobs fell to 4.7%, the lowest since July 2021, while job changers saw their wage growth drop to 6.6%, down from 7.3% in August. This is the lowest level for job changers since April 2021, signaling reduced competition and hiring. Lower wage gains could contribute to easing inflation as employees have less money to spend, reducing overall demand (Source: MBS Highway).

Meanwhile, CoreLogic reported a 0.1% drop in home prices for August, with yearly appreciation at 3.9%, down from 4.3%. Purchase applications are rising for the fifth consecutive week, up 9% year over year. Refinances, while down slightly last week, remain significantly higher than last year. Mortgage bonds are below their 25-day moving average, with potential for further declines if they can't recover (Source: MBS Highway).

📉 Rate Watch! 👀 As of September 5th, the average 30-Year Fixed Mortgage Rate has dropped to 6.35%, and the 10-Year Treasury Note has decreased to 3.733%, the lowest rate since 2023 (Source: Freddie Mac).
Although home sales stalled a bit over the summer, refinancing activity has increased as rates have declined.
This week, mortgage rates have remained steady as markets await the release of the much-anticipated August jobs report.
Encouraging progress has been made, signaling that we are now entering the third phase of the rate cycle: the decline. However, the speed of this decline will heavily depend on upcoming economic reports and the approach to the election.

🚨🚨🚨The Federal Housing Finance Agency (FHFA) announced new conforming loan limits for 2022 today!🚨🚨🚨

With a record-breaking increase of 18%, borrowers can now finance a single-family home up to $891,250 on a conventional loan.
