We stand firmly behind regulation

We have been regulated since 2004 and since then remained at the forefront of adopting and evolving our business to suit. This ‘one-step ahead’ approach is due to our Directors prioritising working on the business and planning the next stages.

We welcome every rule and legislation where it upholds the rights and responsibilities of the agency and the customer in equal measure. Where some agencies oppose the depth of industry regulation, we are strong advocates of the 200+ regulations and believe it’s essential that our industry, tenants and landlords receive fair protection and benefits.

We have a deep-rooted stance on compliance

Strict compliance practices are embedded into our daily routine. We have an ex-financial service compliance officer on our team, Maxine Jasper, now our dedicated accounts and compliance specialist, ensuring we meet every standard of our ARLA Propertymark membership.

We have a 37-point compliance check list to ensure all our properties are safe and ready to let. Our exhaustive list covers items such as money laundering regulations, gas and electrical safety, right to rent checks, general health and safety, HMO’s (property licensing), smoke alarms, carbon monoxide detectors and valid EPCs, to name just a few. We insist that all compliance checks are up to date before we market a property – an area some agents sadly continue to flout. Risk of fines aside, these items are an essential part of quality control that people renting deserve. We stand firm with this, despite any loss of instructions as a result.

We pay attention to the finer details

We also provide KPIs (Key Performance Indicators) to ensure everyone remains on top of their communications and portfolio. Every morning, a daily work-load check is completed by Property Managers for items such as:

· Validity of gas safety records

· Health and safety

· Renewals

· Rent arrears

· Deposits (CMP protected)

· Move-ins

Due to this attention to detail and strict compliance practices, we have never received a claim against us – and we’ve been business for over 25 years!

We advocate landlords and tenants equally

We maintain that what is good for the customer, is good for us. We believe the same is true for landlords and tenants – what’s good for the landlord, is good for the tenant. For this reason, we only seek to market quality properties that meet all the regulations and only place high calibre tenants into those properties.

We focus on speed of service and results

We pride ourselves on launching every single property within 24 hours of instruction – or sooner - across multiple property portals like Rightmove, Zoopla and On the Market, alongside our own website. This includes our full marketing suite of floorplans, detailed descriptions and high-quality photography.

We also advise our landlords that we aim to let out their property within 7 days and that a property should not need to be marketed for longer than 10 days.

We support local trades and suppliers

We purchase all of our supplies and cars from local businesses and work with accredited, independent Brighton and Hove tradespeople who we know well and trust to provide a high-quality service.
