Developing vacant land in a foreign country can create great capital growth but is not for the faint hearted nor the impatient. Requires a good cash flow and time.

Smaller simple properties can be good income earners and a great starting point to gain an understanding of a foreign market.

The best performing suburb in SA has done 104% in 5 years. The rest are below 80%. Just the rand alone has devalued by 80% in those same 5 years. That means if one sold a property in SA now, you would get the same amount of $ today as you would have 5 years ago. Where's the increase in value?
Are property owners getting wealthier or treading water?
In this same 5 year period, properties abroad have done similar increases but based in $. So it would cost twice as much in $ to buy today.

Basically if one sold in SA, you'll now only afford 1/2 of what you could 5 years ago.
