Just for fun… because you all loved this so much last year 😜 this is why you shouldn’t wait to buy! As if the last few years haven’t taught us this enough, this may give you a good visualization of how home appreciation works.

Here we have 3 homes in Cartersville. Each home cost $325,00 when it was on the market… the 1st photo recently sold, the 2nd was what $325,000 would have gotten you 5 years ago & lastly what you could have purchased at $325,000 10 years ago. All 3 homes were fairly new construction and less than 5 years old when sold as well.

The last home would likely sell for over $700K in todays market. When you purchase a home, as long as you continue to maintain the home, you will always build equity. The longer you continue to sit on the fence about buying, the more that house you’re wanting will appreciate while you could have been building equity. Owning a home is one of the easiest and quickest ways to build wealth.

You wake up, sip your coffee, browse the MLS listings, and there it is — your house, unsold. 

If this is you this February, consider making these tweaks to turn that ‘for sale’ into ‘sold’.

1) Adjust the price.

A high price tag is often the biggest obstacle to a quick sale. Maybe it’s a tad too high compared to the neighborhood average or isn’t in line with your home’s condition. Perhaps it’s time to reopen that conversation with your agent.

2) Improve the condition.

A chip in the paint or a squeaky door could turn potential buyers away. Maintaining your property and doing necessary repairs shows buyers your house is ready to be their home. 

3) Stage and declutter. 

Ever been to a crowded store where you couldn’t find anything you wanted? That’s how buyers feel in a cluttered house. Creating a visually appealing, spacious environment can do wonders. 

4) Work with the right agent. 

If your home isn’t getting the right amount of showings or offers, it might be time to reevaluate your agent. Discuss details about how they’re working to sell your home, find out what they’re doing, and confirm you’re both on the same page.

I just had a client that went under contract after little to no action on the home all because we readjusted our plan of action - staged the home, reshot photos, improved the price and readjusted the marketing. Your agent should be working in your favor by doing what needs to be done to get your home sold as quickly as possible, for the most money as possible.

2024 Investment Hack: Buy Residential Real Estate.

Why? From 1970-2007 there was an average of 1.145 million single family homes built a year. From 2008 to 2022 the homes built per year fell to 733,000. (that's units per year)

On top of that in the 1980s we had another "baby boom". Those babies started turning around 33 years of age in 2020 and is about 72 million homebuyers strong just entering their prime buying years.

So for the next 10 years (at least)the demographics and data show that housing demand will continue to outpace supply and it will be nearly impossible for home builders to fill the gap. Prices will keep rising.

So Buy Residential Real Estate. It doesn't have to be the perfect deal, and don't worry about the rate if you can afford it and you like the house--pull the trigger. Lower rates means even more competition for you, so the case can be made you want to buy when the rates are higher. (You can always refinance the rate lower if/when they drop)

Relationships continue to be the most important part of my business. It’s not just a transaction, it’s about creating friendships & trust with clients who become friends and people I network with. Once again, word of mouth and referrals continue to be my best source of business… it made up over 1/2 of my business this year.

Although this was a slower year for me, I was able to sow into my boys and my family during the down times… those are times I know I’ll never get back and I am eternally grateful for each and every one of you who continues to trust and support me and my family! 🥰

The Fed has announced that we will see 6 rate drops in 2024 which means more demand and competition from buyers which will push prices of homes once again.

So if you are thinking of selling your home in 2024 take care of this to-do list to prep your home the market. If you’ve owned your home for a while it may be worth having a pre-list inspection done or if you’ve owned it for just a few years and still have your old inspection report go ahead and knock out those items you put on the back burner when you purchased.

Who doesn’t love nugget ice?! 😍 I can’t live without my air fryer - it’s our most used kitchen appliance in my house. The bed sheets are such high quality and are so soft. Contrary to what the media is putting out in the public, we are still in a strong sellers market. Although average Days on Market (DOM) are longer than they have been leading to longer months of inventory, we are still below the 6 month inventory which determines if we’re in buyers or sellers market.

What we are seeing happening in the market is nothing abnormal for this time of year with more homes available, less overall sales happening and longer time on the market.
