The Plano real estate market is HOT right now!
My new Plano listing is ALREADY under contract with multiple offers over list price (including cash). Homes in Plano are selling fast, especially homes in the median price range (which is around $500,000 in Plano).
Buyers again are starting to write love letters to sellers in hopes of getting their offers accepted. If you were able to get a home in Plano this year in a good neighborhood, consider yourself lucky because many families are not able to get anything decent right now. There is only a 1-month supply of housing inventory in Plano right now. That is a huge shortage. In a normal market, you are supposed to have a 6-month supply of housing inventory. Median-priced homes in Plano on average are selling for close to 102% of the asking price right now. The median days on market in Plano is 6 days right now for median-priced homes.

MARKET UPDATE: Buyers finally have options now! Although the amount of housing inventory has improved recently, we still have less than a 2-month supply of housing in Dallas-Fort Worth. In a normal housing market, there is usually a 5-6 month supply of housing. We are still seeing good buying activity, with 2% more units closed than the prior month. The thing that has slowed down are the crazy bidding wars. Those bidding wars are happening much less at this time, especially now that mortgage rates have gone over 5% (up from just over 3% earlier this year). That increases the monthly payment for buyers by hundreds of dollars. However, a competitively priced home is still performing well, and can still get above the asking price. The Texas job market is still going strong and people are still spending a lot of money despite inflation. Texas has seen double-digit gains in sales tax revenue, which means the economy is still strong and the population is still growing.

MARKET UPDATE: The number of households wanting to become homeowners remains high, despite decreasing confidence that now is a good time to buy. This is especially true among younger customers, who are likely to be first-time homebuyers and are struggling to save money for a down payment as rents continue to hit record highs. These first-time homebuyers are suffering the brunt of this swift rise in interest rates. Combined with already record-high prices home prices, rising interest rates have made a significant impact on buyers’ budgets over the past several months. The average rate for a 30-year fixed mortgage reached 5.0% for the first time in more than a decade last month. As of May 19th, rates were at 5.25%. So, what is the forecast for Dallas-Fort Worth in the coming months? Communities targeting first-time homebuyers may see more of an effect from the interest rates than communities with higher price points. Neighborhoods with higher price points will be more insulated from the effects of higher interest rates because they usually attract stronger buyers from out of state and local move-up buyers who have a lot of equity in their current home.
