According to HBR's February Local Market Update, single-family home sales in Pearl City-Aiea rose 58% as the area’s median sales price went up 18% from one year ago. New listings in the area increased 45%.

Condo/townhome sales in Ewa Plain increased 15% compared to last February as the area’s median sales price rose 36%. New listings in Ewa Plain were up 21%.

HBR's latest stats report shows that the O’ahu single-family home market continues to lag behind condos in sales.

🏠 Single-family home sales fell 7.3% compared to last February. Sparse inventory and sustained demand drove the median single-family home price to a new record high of $1,125,000, up 22.6% from this time last year and 7.1% higher than the previous record of $1,050,000 set in August 2021.

🏙 Condo sales rose 9.0% year-over-year as the median condo sales price bumped up 8.6% to $497,000.

The market welcomed an increase in new listings throughout the month, with 14.0% more single-family homes and 18.6% more condos listed than a year ago.

“We saw a typical dip in sales in January to February of this year, which we attribute to muted activity around the holiday season,” said Chad Takesue, president, Honolulu Board of REALTORS®. “Along with rising median sales prices for both markets, median list prices are also starting to tick up as sellers take advantage of the lack of competition.”⁠

According to HBR's latest Local Market Update:

🏡 Sales volume of single-family homes in Hawaii Kai was up 56% in October. The median sales price of a SFH in the area rose 53%.

🏢 Meanwhile, condo/townhome sales in the Pearl City-Aiea area increased 28% compared to last October as the area’s median sales price was up 26%.

In October, most areas saw double-digit percent increases in median sales price.

Year-to-date, closed sales are up from 2020 all across the island for both the single-family home and condo/townhome markets.
