2022; you did us good!

We started the year officially as licensed Realtors®️ & created The Waveston Real Estate Group of Boise, Idaho. In the meantime, we were featured in magazine, & also asked to be apart of a local ‘Leading the Industry’ Real Estate Podcast.
Later, we ended up buying our 4th house (more on that later😜) & Eloped in Cancun after an 8 year engagement because, well, we all know it was about gaub-damn time. I’m pretty gaub-sessed with my partner in crime if ya can’t tell! 😉

To finish the year off with a BANG💥‼️, Nick & I were also awarded Circle of Excellence Top Producer 2022 with selling over $1M in a month, for several months!

We are so grateful for our clients, friends + family, those who asked to collaborate, &those who supported us this year! It’s because of YOU that we were able to accomplish so much & push ourselves past our comfort zones. As we continue through this year & further our experience & education, we cannot wait to see what this year brings!

Let’s do a little Waveston Market-Monday! 🤍

While home prices increase despite rises in interest rates for the month of October, the median sales price for homes in Ada County was $561,500 for October 2022; up 4.0% from the month prior and 5.4% higher than October of last year.

Due to rising mortgage interest rates in the past, we’ve watched price growth decelerate on a monthly basis since May of this year (yet still no year-over-year decline.) The fact that October didn’t bring any major changes, price wise, indicates home values are not likely poised to plummet, though we may see more adjustments to come to continue “normalizing” the market.
Meanwhile, in the beginning of November, we saw interest rates start to decline, making buyers more willing to purchase.

Buyers who were able to purchase this fall had more negotiation power than there has been in years, and used creative tactics, like using closing cost credits to buy down the interest rate, to combat higher monthly payments.

With an average of 42 days on market, that may seem high since we’ve been so used to homes selling much quicker than normal during the pandemic, but it is actually below average from what we saw in most pre-pandemic months. With real estate it’s all about location, so you’re likely to see homes in great locations selling quicker than that regardless.

While sales may have slowed slightly, they won’t disappear — regardless of market conditions, life continues to go on, and some life events require a move.
