Seeing those dollars on a screen is one thing; but actually shelling out for them every month on a mortgage bill?

That's a whole other ball game.

Here's a tip I often share with folks eyeing a home purchase: "practice" making mortgage payments. It might sound a bit unconventional, but it can really get your mind in the right place.
If your new payment exceeds your current one (be it rent or a mortgage), start tucking away the extra cash each month. Does your budget still fit? If not, it could be a sign to rethink the type, location, or size of the home you're eyeing.

Have questions about home budgeting? I cover this topic in depth on my buyer consult calls. Schedule one at the link in my bio!

Nothing deflates a buyer's excitement quite like hearing those four words:
"Work on your credit."
You already know, credit is a BIG deal when buying a home. It's an indicator to lenders about how likely you are to make timely payments on your mortgage loan.
So, if you’ve heard these words or fear you might, don't stress! Here are a few things to focus on that will have a direct impact:

Keep credit card balances low: The pros say credit utilization should not exceed 30% of your available credit line. Aim to maintain low balances on your cards by paying down your balance ahead of your statement closing date.

Use credit wisely: Avoid opening multiple new credit accounts within a short period. It can indicate financial stress and may lower your score.

Keep old accounts open: Closing old accounts can reduce your overall credit history, which may negatively impact your score. Keep old accounts open if they are in good standing.

Check your credit report: Don't let errors derail your progress. Put eyes on your credit report every few months and dispute inaccuracies. Most credit cards let you perform a free credit check that's not considered a hard inquiry.

Want to take it a step further? Grab a copy of my Free Budget Tracker — a tool my that I share with my buyer clients to ensure every dollar is working hard for you! DM me, and I’ll send it over.

Is this really true?!

YES. Get this - there is a provision in the CARES Act that allows first-time buyers to get a $10,000 boost. Here's how it works.

First-time home buyers can withdraw up to $10,000 from their 401k WITHOUT the 10% penalty when buying a home.

This can help cover expenses like down payments and closing costs, bringing homeownership within reach.

An interesting option but of course, consult with a financial advisor and a trusted lender to determine what’s best for your scenario.

Send this to a friend who’d find this interesting!

This stat rocked me…
According to the Federal Reserve, a homeowner's net worth is a staggering 40 times greater than that of a renter.
Let's also acknowledge:
Conditions have NOT been the friendliest for first time buyers.
But here’s some really good news →

Jerome Powell has alluded to 2 or 3 interest rate cuts in 2024

The average age of a first time buyer is 36

In our market, we’ve had luck finding options for buyers that are on par with rental prices

I had a client who was curious about her buying options. We found a home on par with her rent. It checked all the boxes for this phase of her life.
Her plan is to live there for 4-6 years and then use it as a rental and move along to her next home.
A few reasons this client chose to buy:

Homeownership is a form of "forced savings" that will lay the groundwork for her next move.
She saw this home as a piggy bank that grows from her contributions AND appreciates over time.

DM me your current rental price and I will send over some options that match it!

Fact: It pays to be a homeowner. Why? One word: Appreciation. Your home's value is set to rise over the next 5 years, and here's the proof.

According to Pulsenomics’ Home Price Expectation Survey (HPES), over 100 experts –comprised of economists, investment strategists, and housing market analysts– agree that home prices will continue to rise annually, between 3-4%, through 2027.

Let's bring that to street level.

Imagine you invested in a $400,000 home at the start of 2023. Thanks to HPES forecasts, your property could potentially gain a whopping $71,000 in added value over the next half-decade. Now, that's what I call a return on investment.

The takeaway here is clear - being a homeowner truly pays off in dividends. You haven't just purchased a property; you've acquired a growing asset that boosts your wealth year after year.

If you're contemplating the leap into homeownership, let's connect. Together, we'll explore how your home can be a wealth-building investment.

Gentle reminder today that curb appeal makes all the difference when selling your home.

You know the curb appeal trifecta: mulch, seasonal color, and a pressure-sprayed driveway. But you're gonna need to add these three if you want to level up your outdoor game:

1) Illuminate walkways. Would-be buyers are sure to do a nighttime drive-by (trust me, they will). Ambient outdoor lighting will have them oohing and ahhing. (Quick tip: Solar lights make this a cinch.)

2) Update porch lights. Replace crooked, outdated, or rusty porch lights with something fresh and modern. Your local home improvement store and a couple of hours are all you need.

3) Add seating with outdoor throw pillows. Everyone dreams of a breezy afternoon in the yard, sipping a cold glass of lemonade. Add seating to give buyers an exact place to do just that.

Time to get to it! And, of course, save this post for later, or reach out if you want to talk about what’s happening in your neighborhood market this February!

Imagine you've found the perfect house. It's got the right number of rooms, a modern kitchen, and a dreamy backyard. But have you thought about what happens when the sun goes down? Or what the neighborhood is like on a quiet Sunday morning?

Buying a home isn't just about the property itself. It's about its surroundings, the local community, the schools nearby, and more. And the truth is, a beautiful house means less if the surroundings aren't just right.

That's why today I'm sharing the extra 'due diligence' you should consider beyond a standard home inspection:

• A Second Walk Around the Block - You've probably scoped out the area during the showings, but it's worth taking a slow, investigative stroll around the neighborhood again. Check out the amenities, parks, and potential hang-out spots. It's an easy way to visualize your new neighborhood lifestyle.

• School's in Session - If you have children or are planning to in the future, the quality of local schools should be high on your list of priorities. Make sure to research school zones and ratings.

• Night Owls Report - Swing by the neighborhood after work hours. Do people frequent the parks? Are there walking trails that lead to a bustling downtown? Is parking non-existent? The after-hours scene is definitely something to consider in your decision-making process. Another tip? Talk with neighbors. They’ll likely tell you everything you want to know.

• Lights, Camera, HOA - Homeowners Associations (HOAs) have their own set of rules and regulations, annual meetings, and fees. It's crucial to fully understand these terms and implications before committing.

Remember, due diligence goes far beyond your four walls, roof, and yard, so if you're considering a new property and want a trusted partner to guide you through these steps, get in touch.
I’d love to help and tell you what I know about Oakland’s neighborhoods.

As a real estate agent, I’ve seen so many people struggle to save for a house, not because they aren't invested, but because they just don’t know how.

Here's a step-by-step guide to kickstart your journey to homeownership. Don't forget to save this post for future reference!

01) Understand Your Financial Standpoint
Use budgeting apps like Mint or 'You Need a Budget' to track your income and expenses. Determine what you can afford to set aside for your housing expenses each month. A helpful guideline is the 28/36 rule - no more than 28% of your monthly income should go to housing costs, and total debt payments shouldn't exceed 36% of your income.

02) Save for a Down Payment
Open a high-yield savings account and set up automatic monthly transfers to start building your 'house fund.' Consistent, automatic contributions are the secret to growing this fund. As of July 2023, some high-yield savings accounts offer nearly 5% interest rates, but remember rates can vary.

03) Practice Good Credit Hygiene
Maintain a credit utilization ratio of less than 30% of your credit limit, pay your bills on time, and work towards reducing or consolidating high-interest debt. These practices can improve your credit score, which can lead to better mortgage rates.

04) Research Mortgage Programs
Explore loan programs that offer lower or zero down payments. Various federal, state, and local programs can help first-time homebuyers get favorable mortgage terms.
Tip: I can help get you connected with a trusted mortgage lender. Send me a message!

Ready to take the next step? Comment 'READY' and I'll message you the link to my comprehensive buyer guide for in-depth insights and strategies to make your home buying journey smoother.

Remember, the path to homeownership is a marathon, not a sprint - save this post, and take it one step at a time.
