Seeing those dollars on a screen is one thing; but actually shelling out for them every month on a mortgage bill?

Here's a tip I often share with folks eyeing a home purchase: "practice" making mortgage payments. It might sound a bit unconventional, but it can really get your mind in the right place.
If your new payment exceeds your current one (be it rent or a mortgage), start tucking away the extra cash each month. Does your budget still fit? If not, it could be a sign to rethink the type, location, or size of the home you're eyeing.

Nothing deflates a buyer's excitement quite like hearing those four words:
"Work on your credit."
You already know, credit is a BIG deal when buying a home. It's an indicator to lenders about how likely you are to make timely payments on your mortgage loan.
So, if you’ve heard these words or fear you might, don't stress! Here are a few things to focus on that will have a direct impact:
Keep credit card balances low: The pros say credit utilization should not exceed 30% of your available credit line. Aim to maintain low balances on your cards by paying down your balance ahead of your statement closing date.
Use credit wisely: Avoid opening multiple new credit accounts within a short period. It can indicate financial stress and may lower your score.
Keep old accounts open: Closing old accounts can reduce your overall credit history, which may negatively impact your score. Keep old accounts open if they are in good standing.
Check your credit report: Don't let errors derail your progress. Put eyes on your credit report every few months and dispute inaccuracies. Most credit cards let you perform a free credit check that's not considered a hard inquiry.

Gentle reminder today that curb appeal makes all the difference when selling your home.
You know the curb appeal trifecta: mulch, seasonal color, and a pressure-sprayed driveway. But you're gonna need to add these three if you want to level up your outdoor game:
1) Illuminate walkways. Would-be buyers are sure to do a nighttime drive-by (trust me, they will). Ambient outdoor lighting will have them oohing and ahhing. (Quick tip: Solar lights make this a cinch.)
2) Update porch lights. Replace crooked, outdated, or rusty porch lights with something fresh and modern. Your local home improvement store and a couple of hours are all you need.
3) Add seating with outdoor throw pillows. Everyone dreams of a breezy afternoon in the yard, sipping a cold glass of lemonade. Add seating to give buyers an exact place to do just that.

• A Second Walk Around the Block - You've probably scoped out the area during the showings, but it's worth taking a slow, investigative stroll around the neighborhood again. Check out the amenities, parks, and potential hang-out spots. It's an easy way to visualize your new neighborhood lifestyle.
• School's in Session - If you have children or are planning to in the future, the quality of local schools should be high on your list of priorities. Make sure to research school zones and ratings.
• Night Owls Report - Swing by the neighborhood after work hours. Do people frequent the parks? Are there walking trails that lead to a bustling downtown? Is parking non-existent? The after-hours scene is definitely something to consider in your decision-making process. Another tip? Talk with neighbors. They’ll likely tell you everything you want to know.
• Lights, Camera, HOA - Homeowners Associations (HOAs) have their own set of rules and regulations, annual meetings, and fees. It's crucial to fully understand these terms and implications before committing.

Here's a step-by-step guide to kickstart your journey to homeownership. Don't forget to save this post for future reference!
01) Understand Your Financial Standpoint
Use budgeting apps like Mint or 'You Need a Budget' to track your income and expenses. Determine what you can afford to set aside for your housing expenses each month. A helpful guideline is the 28/36 rule - no more than 28% of your monthly income should go to housing costs, and total debt payments shouldn't exceed 36% of your income.
02) Save for a Down Payment
Open a high-yield savings account and set up automatic monthly transfers to start building your 'house fund.' Consistent, automatic contributions are the secret to growing this fund. As of July 2023, some high-yield savings accounts offer nearly 5% interest rates, but remember rates can vary.
