MARKET UPDATE JUNE 2024 - Let’s look at where the Kansas City real estate market is at, using stable numbers from the end of April.

Spoiler alert: prices are still going up! If you and I have talked about my market predictions, this won’t be a surprise to you. The price increase path is much slower than the frenzy market we had from 2020 to 2022, but things are still very strong and we’ve seen a 4.9% increase over the past year. I like to say the KC area is a hot pocket cause it’s piping hot in some areas and ice cold in others, so throw your questions at me and let’s talk about the areas you’re curious about.

Sale price to list price percentage is down a little bit but it was abnormally high before, and is really in a stable range now.

Supply has gradually increased over the past couple years, and sellers have started to warm up to the idea of selling out of their low rate mortgages because change is a part of this thing we call life.

Fun fact: My real estate office shows the strongest sales numbers of the entire kansas city area when it comes to the percentage of the original asking price actually obtained at closing. Our listings sell in less than half the time when compared to the average, and they sell for about 3.2% more than the average of all real estate agent listed properties in the KC area.
