This client purchased a home for his father, however upon opening escrow and pulling credit, a recent credit derogatory popped up on his report that he was unaware of, significantly impacting his score down to 598. We ran a credit simulator to see what could be done to get it to a 600 min score, so we paid off an Amex balance in full and ran a rapid rescore to get him to 606 for qualifying.
In this scenario, we went from a 6.990% interest rate conventional loan to a 11.375% Non-QM loan. The client was able to maintain liquidity with 25% down and secure the property for his father. We are currently working with a credit repair specialist to increase his score over the next 6 months and refinance this into a conventional loan at a much more competitive rate and payment.
