This client purchased a home for his father, however upon opening escrow and pulling credit, a recent credit derogatory popped up on his report that he was unaware of, significantly impacting his score down to 598. We ran a credit simulator to see what could be done to get it to a 600 min score, so we paid off an Amex balance in full and ran a rapid rescore to get him to 606 for qualifying.

In this scenario, we went from a 6.990% interest rate conventional loan to a 11.375% Non-QM loan. The client was able to maintain liquidity with 25% down and secure the property for his father. We are currently working with a credit repair specialist to increase his score over the next 6 months and refinance this into a conventional loan at a much more competitive rate and payment.

This is a great lesson as to why it is so important to maintain your credit profile. If you need assistance on where to start, please feel free to reach out and I'll get you pointed in the right direction.
