SISV YQS has successfully held their signature site visit event to Sembcorp Tengeh Floating Solar Farm on last Friday, 29 July 2022. It was also the 1st physical site visit after the pandemic.

Officially opened in July 2021, with 122,000 solar panels spanning across the area of about 45 football fields, the 60 megawatt-peak solar photovoltaic (PV) farm is one of the world’s largest inland floating solar PV systems. The electricity generated from the solar farm is sufficient to power about 16,000 nos of 4 room HDB flats, offsetting about 7% of PUB’s annual energy, and reducing PUB’s carbon emissions by about 32,000 tonnes annually (equivalent to removing 7,000 cars from the roads).

With the easing of the Covid-19 restrictions in Singapore, SISV YQS is expecting to have more physical site/ factory visits in the 2nd half of the year. We will share more detail when nearer to the date. Please do also reach out to us if you would like to join or collaborate with us on the site visit.

Sharing by our Vice Chairman 1, Sr Sunny Wong (HKIS), to the general public regarding the prospect and opportunity for the whole Surveying industry in Hong Kong on “Hong Kong Economic Times”.

Summary of the News Articles:
Surveyors have their roles throughout the land development cycle. In Hong Kong, there are 6 types of Surveyors. (1) Building Surveyors play a project management role during the building development stage, and are responsible for inspection and maintenance of existing buildings. The duties of (2) General Practice Surveyors involves economic and financial services of real estate, land administration and land related matters. Topographical survey and determining land boundaries are responsible by (3) Land Surveyors for preparing blueprints and managing land adopting the survey results. (4) Planning and Development Surveyors will formulate development strategies and policies such as planning for urban, land, housing and the environment. (5) Property and Facility Management Surveyors responsible for daily operations and asset management.

In construction aspect, (6) Quantity Surveyors are responsible for procurement, tendering, compiling construction contracts, cost management, financial management, ascertainment of financial claims and alternative dispute resolution etc.

Last year's government policy address focused on the implementation of the "Northern Metropolis" and "Tomorrow Lantau" visions, which will boost the land and housing supply in the future. Coupled with the rapid development of the real estate and construction industries, there will still be a great demand for surveyors in the future.

Construction knowledge that you may want to know #019

The popularity of Modular Integrated Construction was declined in recent times?

Our knowledge #016 shown the need for MiC after WWII. However, the popularity of MiC has declined after effect of WWII become stable. In certain extent, conventional construction methods were preferred over modular integrated construction because of various drawbacks that come along with the construction of the modular integrated houses. These drawbacks are covered under different subtopics, listed below:

- Modern architecture: People after World War II started to drive innovation in building construction.

- Resale value: The negative public view on modular construction indeed affects the resale value of the modular housing.

- Cashflow: Relatively large amount of money is required for manufacturing modules, in a deposit manner.

- Financing process: In the process of modular construction, most of the monies paid went to the manufacturing module in factories. If the owner went bankruptcy, investors and lenders would have nothing to repay their lost.

- Lack of flexibility: Modular construction cannot fulfil the increasing demand for housing quality since modular construction was with standardized modules.

Construction knowledge that you may want to know #016

How does World War II relate to MiC/PPVC

After World War II, massive soldiers returned back to their European countries, bringing an enormous demand for housing. In order to accommodate these families, the United Kingdom brought the Nissen Huts or the Quonset hut, that was built with the help of corrugated steel, to the market. These houses were designed to accommodate massive numbers of military personnel that were travelling from place to place in large masses during and after World War II. In addition, these houses were proffered on a large scale because of its cheap costing, easy and fast construction procedures, and efficient capacity accommodation measures.

A construction rise of modular integrated houses has also been witnessed in the North-western and South-eastern European countries after the end of World War II, keeping in mind that the majority of people have lost their houses and there were limited houses left that were subjected to accommodate that massive number of people . Construction of homes began in the post-World War era where governments of different countries played a vital behind the development of these houses. The Southern part of the European continent experienced a massive contribution from the private firms that contributed in large numbers to grant their nation's citizens with dwelling places.
