Fed just announced rate hike of 0.75%. The rate for 30 year fixed mortgage is now above 6%, which negatively impact the purchasing power of active buyers in this market. If you are looking at houses and submitting offers, make sure you check with your lender about your preapproval letter as your loan amount has been changed with the new rate. 🥳East Bay Market Updates Jan 2022🥳

Despite the rising interest rate the market is still incredibly 🔥. There are waves of buyers entering the market trying to take advantage of the low interest rate before it disappears. Yes, the rate is at its highest point since March 2020😐. However, it is much lower than what we saw in 2019. The median sales price still holds and even edged to a higher point due to the fierce competition.

As the interest rate rises, the market will go through correction and buyers will have more opportunities to secure a home that they like.🏡Sellers might want to take advantage of the next few months as the market begins to cool down a bit due to the higher interest rate😎.

🔥East Bay Market Recap🔥

2021 was another unique year when we saw median home prices skyrocketed throughout the whole year📈. It was definitely a great year for sellers! 🥳And for buyers, the competition was extremely stiff due to the limited inventory. Even the mortgage rate has surpassed the historically low points the days, there are still a lot more buyers in the market searching and competing for their homes. As for 2022 it is likely that the inventory will stay tight through the rest of the year, which will keep pushing the home prices.

🏡East Bay Housing Statistics🏡

The market finally took a pause last month! The buyer pool got much smaller since people have the opportunity to travel, get their kids back to school, and take a break. The less demand from the buyer side definitely impacted the sales price as ordinary listings sat longer on market and the number of offers were less than what we saw a few months ago. There are a lot of people asking me what the market will look like as we enter fall and eventually winter. I still think the market is strong as there are lots of demands from buyers and we probably will see more listings in the fall. The market will eventually correct itself once the interest rate goes up again, but we don’t know when and how quickly that will be done. The expiration of employment benefits and eviction moratorium will impact the market since more listings will be available, however we still can’t meet the demand for more housing in the Bay Area. It might take a while for the market to stabilize so we might not get into a buyers market in the short term. I still don’t know how high the sales price will go, and my advice is always the same to all buyers - ❗️don’t try to time the market❗️. For sellers, pricing strategy is very important in today’s market. If you are looking to sell, your realtor should guide you through the complexity of selling a home in today’s market.

👀Market Updates👀

Is the market still HOT?!🥵 Looking at the statistics the simple answer is yes. BUT the market has softened quite a bit. There are a few factors that have impacted the market: 1) Buyer Fatigue - a lot of buyers have been competing in the bidding war for a while and July was the time for them to travel! As a result the buyer pool was smaller last month and probably will continue to stay the same for the next few months. 2) The number of listings was higher last month which is typical during the summer months. Although the available listings are still below what we typically had prior to the pandemic, the increase in the number of listings provides buyers with more opportunities to get their offers accepted.

It is important to note that the market is still very strong with multiple offers being presented for good listings. However, I start to see listings to sit in the market for a bit longer and less offers being presented. This is great news to the buyers as the market is beginning to shift. For sellers, it is ❗️critical ❗️to evaluate the pricing strategy for the listing and adjust the expectations for the offers.💸

✨East Bay Market Updates✨

Instead of talking about what happened last month, I think it is important to talk about some possible market trends I’m seeing now. The Federal Reserve just announced that inflation rate will be higher than expected this year and the resolution against high inflation would be higher interest rates. It is probably safe to say that the rate will increase sooner rather than later, which will push out some buyers due to limited purchasing power. This might be good for the market as we all know that eventually this market will cool down and we can get back to a “healthier” market if possible.

Meanwhile, I do see lots of buyers stop looking at homes or stop submitting offers because of buyer fatigue. Additionally there are always folks on the fence since they are not sure if the market might cool down or not.

Lastly, not sure if anyone is tracking it but lumber price finally is coming down which is such a relief!

The market is evolving constantly so we will need some time to see exactly where this is heading. If you are thinking about buying or selling, please let me know :)
