"While titling the home as personal property can be quicker and save you money on real estate taxes, titling your home as real property has many benefits, including:
Many lenders may only provide financing for the purchase of real property. You will have more options to finance your home if you title it as real property.
With more options for financing, you will likely find a loan that has a lower monthly payment. Talk to your lender to discuss your options.
Although you will pay taxes on real property, there are many tax benefits to homeownership. It is also worth noting that some states will require you to pay taxes on personal property, as well. Consult a tax advisor to determine what is best for your specific situation.
Real property mortgages come with more protections for homeowners in the event of hardships, such as following natural disasters or a change in your financial situation."

FHA expanding access for ADU’S!!

“With our new ADU policy, we’ll help households of more modest means maximize the potential benefits of homeownership to build wealth,” said Assistant Secretary for Housing and Federal Housing Commissioner Julia Gordon. “This new policy also contributes to the supply of affordable housing in many neighborhoods where it’s most needed and least available.”
“The new policies provide greater flexibility for the use of rental income from ADUs, which will help more borrowers qualify for FHA-insured financing on homes with ADUs,” said Deputy Assistant Secretary for Single Family Housing Sarah Edelman. “We’re pleased that we’ve had such widespread support from the housing industry – support that has helped us deliver this meaningful solution for the nation’s homebuyers

“While the cost of land is excluded from this analysis, the paper does acknowledge that land prices play a major role in home affordability. Specifically, as land prices increase, the proportional cost advantage of manufactured homes decreases,” Reed said. “When factoring in the median value of a finished lot, the cost of manufactured housing relative to site-built falls to 54% for single-section homes, 70% for double-section, and 80% for CrossMods. As such, we suggest that manufactured housing may be most attractive in markets with lower land costs, but still offers savings regardless of land cost.”
“Our findings suggest that manufactured housing is a viable alternative to site-built housing which, in the face of increased barriers to homeownership nationwide, could be more widely utilized,” Reed continued. “Moving forward, policymakers, housing organizations, and industry stakeholders should consider the findings of this study to promote and support the expansion of manufactured housing as an affordable housing option.”

Manufactured homes, specifically ADU's, (1200 sq/ft or less) now permit-able in Ag zoned properties in Tulare County.
A few benefits this can produce..
1. Additional Rental Income: You can generate rental income by leasing out the ADU, providing a steady stream of revenue from tenants.
2. Farm Labor Housing: If you’re engaged in agricultural activities, the ADU can serve as housing for farm workers, reducing commute times and making it easier to attract and retain labor.
3. Tax Benefits: Some regions offer tax incentives for agricultural landowners who provide on-site housing for employees or for agricultural-related purposes.
4. Diversified Revenue Streams: Diversifying your income sources through an ADU can help stabilize your finances, especially during seasonal fluctuations in agricultural earnings.
5. Property Value Enhancement: The presence of an ADU can increase the overall value of your agricultural property, potentially leading to higher profits if you decide to sell or refinance in the future.

7 ways to finance a mobile, manufactured, or modular home Those who want to buy a mobile, manufactured, or modular home have a few options to finance their purchase.
The mortgage insurance premium (MIP) is the monthly fee that homeowners with FHA-insured mortgages pay to insure their mortgages, which they pay on top of their monthly principal and interest payments. For millions of borrowers, including those buying manufactured homes, mortgage insurance helps bridge the down payment gap for buyers lacking a 20 percent down payment or those with less than perfect credit, and supports access to affordable and sustainable homeownership for American families.
FHA Reduces Annual Mortgage Insurance Premiums According to a February 22, 2023 HOUSING ALERT by Manufactured Housing Institute (MHI)), the Federal Housing Administration (FHA) announced it is reducing its annual mortgage insurance premium (MIP) for FHA-insured Single Family Title II mortgages by 0.30 percentage points, from 0.85% to 0.55% for m...

Looking for the benefits an ADU could add to your property?
- Rental income to boost affordability for homeowners
- Multi-generational living, lessening the burdens of childcare and senior care
- Work-from-home spaces that serve as guest quarters or extra living spaces outside of business hours
- Affordable housing for the “missing middle” (loosely defined as something between an apartment and a single-family detached home)

ADUs Surge in California, Gain Momentum Nationwide Home builder mergers and acquisitions (M&A) could be harder to accomplish under the new antitrust guidelines proposed.
The average sale price (of a Manufactured Home) was $124,900, and while that number represents a two-year increase of nearly $30,000, manufactured homes remain an affordable option for an inventory-depleted U.S.housing market.
Conversely, the price of a typical site-built home rose 43% in the past three years, far surpassing the average wage increases of 16%. The median price of a site-built home went from $254,900 in early 2020 to $366,900 in December 2022.
Manufactured Homes – Not “Mobile Homes” — Might be the Answer to U.S. Housing Crisis In the first half of last year, more than 50,000 manufactured homes were shipped across the U.S. – a 31% year-over-year increase, according to the latest numbers from the U.S. Census Bureau. The pace of shipments decreased in the final quarter of 2022, not surprising, considering the winter months...

Comparison of the Costs of Manufactured Housing and Site-Built Housing by the Joint Center For Housing Studies of Harvard University.
"The Results of our analysis find that all three types of maunufactured homes continue to offer significant cost advantages over site-built housing."
Key takeaways:
1) The average price of a manufactured home was $108,100, compared to that of a site built home at $365,900. (excluding the cost of land)
2) On a cost per Square-Foot basis, manufactured homes are still found to be much lower cost, averaging $72 per-square foot, or just over half the site built home average of $144.
3) Since HUD Coded homes came into effect in 1976, reports of fire fatalities reduced to approximately the same rate as that of site-built homes- they were also more durable and more energy-efficient than there predecessors.
4) Appreciation rates are similar to those of site built home, although variations in rates differ depending on the degree of maintenance by the homeowner as well as location; however in cases when manufactured homes are not on owned land, the structures are generally found to depreciate over time, as any structure not permanently affixed would, and so do not offer opportunities for appreciation.
5) The results of the analysis confirm that manufactured homes offer significant cost advantages with single section and double section homes costing 35% and 60% less than that of comparable site built homes.
